How do I tell a "lot-clearing" tree removal from a routine pruning?

Most city permit feeds tag the work type. Filter for 'removal' + permit-fee >$200 (the price tier that indicates a major tree or multiple trees, not a dead-limb removal). On PermitGrab, set the digest filter to permit_type=tree-removal AND estimated_cost>200.

What about HOAs and gated communities?
